History and Advantages of the District


The first settlement of this district dates back to the Mexican Era, the land being used for ranches. Gradually the American settlers came in and a nucleus of the present cities was formed.


Much might be said relative to the gradual settlement of the district, but the actual growth was particularly noticed since 1900. The district seemed to come to life and since then the growth has been remarkable. Not a spasmotic, mushroom growth, but a steady pull for successful city building which has resulted in the present thriving cities.


On the north is the Casa Verdugo district at the base of the mountains, which attain an elevation of 3,800 feet. Here and in the Verdugo district at the east is to be found the frostless belt where citrus fruits in any variety are grown most successfully. The districts formerly known as West and North Glendale were annexed to the city of Glendale October 12th, 1911.


Below the Casa Verdugo district lies the cities of Glendale and Tropico in one of the most beautiful valleys in Southern California. These beauti- ful home centers are typical examples of what can be accomplished in a few short years. These cities are primarily "Cities of Homes" where the most humble to the most pretentious residence may be found. The rancher in every capacity has an opportunity in this district that is not to be found elsewhere, for the Pacific Electric, Salt Lake and Southern Pacific railroads offer ample transportation facilities. The city of Los Angeles joins Tropico on the south and the market center is a scant eight miles distance.


The car service is excellent as the Pacific Electric R. R. has a twenty minute schedule, the Salt Lake R. R. runs several trains daily and Tropico being a station on the main line of the Southern Pacific R. R. to San Francisco the district is amply supplied with transportation facilities.


The schools and churches are numerous. There are no saloons or places of questionable character. Nearly every religious denomination is represented.


The Board of Trade, Chamber of Commerce, and Improvement Asso- ciation of these cities have done much to enhance the value of property by advertising this district and its advantages. These civic organizations deserve much credit for the good work they have done and the unselfish manner in which the members have put their shoulders to the wheel with- out hope of personal reward except the general advancement of the district.


This valley is preeminently a city of homes, and if one cares for clean living, good schools, good roads, flowers, sunshine and a climate that can- not be surpassed, he will be satisfied to make this district of Southern California his home, as it has all the advantages of, without being in, the turmoil and strife of the large city.
