The business of THE PACIFIC MUTUAL for 1879 was fully up to the general standard, and equal to the anticipations of its friends. It paid all maturing liabilities promptly, and increased its gross surplus $32,651.20; its receipts for premiums were $316,774.26; its interest receipts were $76,090.82; and from other sources it received $1,625.07, making a total income for the year of $394,490.15. The total amount paid during the year for death losses was $70,788.39, and for matured endowments, $132,778.42.


With December 31st, 1879, the Company closed its eleventh year, and in so doing affords THE ONLY INSTANCE ON RECORD in which a life insurance company in the eleventh year of its existence was enabled to pay its death losses from interest receipts; not only was this donc, but in addition thereto a considerable surplus remained.

PREFATORY.


The number of references contained in the present volume of the San Francisco Directory, including the Register of Names from page 77 to page 967 and Supplementary Names from page 69 to page 76 is one hundred and nine thousand five hundred and forty, being a small increase of the number contained in the Directory of 1879. It has been customary in former volumes to give an estimate of the population, based on the number of names obtained by the Directory canvassers, but the near approach of the time when the Federal Census will be taken makes an estimate this year unnecessary. It may be stated, however, that a comparison of the number of names published in the volume of 1879 with that of 1880 will show but little change in the aggregate population since our last issue, notwithstanding the decrease during the past year of the Chinese element, which is estimated by good authorities to be about seven thousand.


The statement prepared for the State Controller by direction of the Board of Supervisors, giving an exhibit of financial affairs on October 6th, 1879, places the value of real estate at $123,114,905 ; improvements, $43,314,940 ; personal property, $50,959,491. Total, $217,389,336.


, The funded debt of the city June 30th, 1879, was $4,018,500; deducting the sinking fund on hand, $1,016,433.99, leaves the net funded debt $3,002,066.01. The rate of taxation was: City and County, $1.37 ; State, $0.62}. Total $1.99}. The Auditor's report gives the amount of demands audited during the fiscal year ending June 30tlı, 1879, $5,103,398.65.


In the General Review will be found much valuable information in regard to Trade and Commerce, City and County Finances, Registration of Votes, Real Estate, Public Buildings, Hotels, Theaters, Public Parks, Water Front and Harbor Improvements, Water Supply, Public Schools, Colleges, Public Libraries, Manufactures, Banking, Insurance, Health of the City, Hospitals, etc .; also, a resume of the operations of the different Steam and Street Railroads and Steamship Lines, together with other data well calculated to make the volume a valuable book of reference in future years. But the most interesting features of this department are valuable contributions on the Meteorology and Climate of San Francisco from 1851 to 1880, by Henry Gibbons, M.D.


The Appendix contains a variety of valuable information connected with the different departments of the Municipal Government and the officers thereof. There will be also found in this department of the work a large number of references to the different organizations in this city, embracing lists of the Federal, State and Municipal officers, notices of local Societies and Associations, Churches, Military Organizations, Incorporations, etc. Attention is invited to a new and corrected Map of the City and County of San Francisco, which for reliability and beauty of execution has never been equaled on this coast, and a Street Directory, including the official system of numbering the buildings, thoroughly revised, and carefully compared with each street and locality named therein.


The compiler respectfully tenders his thanks to Gen. James Coey, Postmaster of this city, for his courteous assistance during the progress of this work through the press. By. his kindness, several thousand notices of new arrivals, removals, etc., received at the Post Office, have been incorporated with the returns of the regular canvass. He would also express his acknowledgments for many favors extended by the different public officers, and other gentlemen who have been applied to for information, and to his numerous friends for their liberal patronage to the work.

THE CITY


SAN FRANCISCO, the youngest of America's great cities, has a history, which, though brief in its course of years, is a succession of rapidly occurring incidents, O threading the romantic and marvelous, where the staid commonplaces of other lands seldom appear. OF The exact date of settlement, or founding, may be claimed for the time when the site of the Mission was first selected by Portala and Crespi in 1769 ; or when the Mission and Presidio were established by the good Friars Palou and Cambon in 1776 ; or when Richard- SEAL son, in 1835, located here and established a trading OF KORO ENPAZ post, calling the place Yerba Buena ; or when Vioget, in 1839, surveyed the ground into streets and squares; A or when in 1847, the Americans in possession, resur- veyed and enlarged the area, and gave the name of EN GUERRA FIERRO San Francisco. A medieval obscurity surrounds its early settlement and progress. The religious spirit of the middle ages, even to a late date in the eighteenth century, still governing the Spanish peo- ple, prompted its devotees to penetrate the wild regions of the new world to spread the doc- trines of the Church, and gather the heathen under its care rather than to enlarge the sphere of human liberties or pursue wealth by extending commerce or developing the resources of the country.


Under such auspices was the site of the City selected and occupied, thus giving in the brief period of a century, an ancient character to its history, advancing with a bound as it sprang from Spanish to American rule-from the semi-civilized past to the enlightenment and activity of modern times. The peculiar features of the City were not obliterated by the change. An- cient and simple as it was in its origin it has become the most busy and cosmopolitan of the age. Every State of the Union has its representative, and from every quarter of the globe have come its citizens ; the language of every commercial people is spoken ; every color which the human visage bears is seen, and every religion has its worshippers. These characteristics of cosmopolitanism distinguish the modern city from its sisters as did its mediaval features of early years from the settlements of the Atlantic Coast.
