EQUITABLE LIFE OF IOWA

OVER $290,000,000.00 OF INSURANCE IN FORCE

Iowa's Own Company

The Equitable of Iowa is distinctly an Iowa institu- tion. It was the first life insurance company estab- lished in Iowa. It was founded by Iowa men. It is managed by Iowa men. It invests its money in Iowa

. farm mortgages. Inspired by integrity, the thome folks" of Iowa have shown unusual confidence in this company which is so much a part of Iowa tradition.

Its Successful Record

is a tribute to the confidence of Iowa people in their pioneer company. That it has doubled in size in less than four years is due, not only to its moderate rates and large annual dividends, but also to the loyalty of its policyholders. The greatest assets of the Equitable | of Iowa are its satisfied policyholders.

Introduction®

1.

The volume herewith presented to patrons embodies the thirtieth edition of the Des Moines City Directory. Especial care Jhas been exercised to secure a thorough enumeration of the residents of the City and its manifold business interests. The work presents as complete and 'comprehensive a Directory as it is possible to produce, having in view. the volume of information assembled for compilation.

The several features of the Directory which have given such satis- faction to patrons in former issues have been retained, while several have been amplified and improved, as suggested by experience. The standard attained, in the previous issues is fully maintained in this one and the Directory will prove to meet the needs and requirements of patrons as fully as its predecessors.

The statistics presented in this introduction are impressive as indicating the wealth, industry and culture of the city and of the terri- tory of which Des Moines is the center.

The Directory has five distinct departments arranged in the order following:

The Miscellaneous Department, included in pages 33 to 66 contain in- formation concerning State, City, County and Township officers, Asylums . and Hospitals, Cemeteries, Churches, Courts, Federal Officers, Insurance Companies. Libraries, Military Societies, Clubs, Fraternal and Benevolent Societies, Newspapers and Periodicals, Post Office, Railroads and Secret Societies.

The Alphabetical List of citizens, business firms and corporations is embraced in pages 67 to 1388.

The Valley Junction Residence and Business Directory occupies pages 1389 to 1419.

The Street and Avenue Guide and Directory of Householders covers pages 1391 to 1692.

The Classified Business Directory or 'Buyers' Guide is included in pages 1693 to 1975; this department shows the manufacturing, mercantile and professional occupations compiled under headings . appropriate to the class of industry pursued or professions followed.

POPULATION OF GREATER DES MOINES.

The Federal Census of 1920 credited Des Moines proper with a popula- tion of 126.468 a gain of 40,100 of 46.4 per cent over the census of 1910, but the canvass for this Directory taken over two years after the Federal census, covered not only Des Moines proper but a large outlying suburban territory. The total number of names in the present Directory is 56,501 in this number is included no firm name, church, school, institution or anything else which does not stand for the name of an individual. Using the multiple 212- to allow for the mames of women and children not , represented in its columns -- we have 141,252 as the estimated population of the territory covered by the Directory. canvass.

LOCAL GOVERNMENT.

.

.

The city is administered under what is known the country over as the "Des Moines Plan." a type of commission rule. A Mayor and four Councilmen are elected for a two year period without regard to party lines or city location, and they, upon election, divide among themselves the duties of the five departments, Public Affairs, Accounts & Finances, Public Safety, Streets & Public Improvements, and Parks & 'Public Property. The transition from the old aldermanic plan was effected at an election June 30, 1907. and there is no agitation for a return to the former methods.

HEALTH AND SANITATION.

The total number of deaths for 1920 according to the city health authorities was 1668.

-

The total number of births for the same period was 2719.

Elevations above the city base, which is 774.74 feet above sea level, range upwards to 228 feet.

The average yearly temperature is 49.3 degrees.

The highest average month is July with 75.5 degrees F. The lowest is January with 20.4 degrees F.

The mean Temperature Winter is 23.4.

The mean Temperature Summer is 73.0.

The average precipitation (inc. snow) annually is 32.45. Annual average snowfall 34.2 (10 inches snow equals 1 inch rain). The average humidity the year round is 79.8 at 7 A. M. The average humidity of the year round is 63.4 at 7 F. M.

As noted in foregoing outline we top the list of

cities of the nation as regards typhoid from water supply. There is no prevalence of epidemics of any sort. | As all other sections of the country we suffered from influenza in 1918 but national health authorities minimize this danger henceforth.

The city owns: a hospital valued at $150,000 and a detention hospital at $25,000 additional.

LIVING ACCOMODATIONS.

Housing accommodation's are as good, if not better, than any city of similar size and placement in the nation. Testimony offered before the Senate Committee on Reconstruction and Production, in - session here November 12, 1920, estimated a shortage of at least 1,000 dwellings. This shortage, due to lack of construction during the war period, abnormally high prices during the post-war years, etc. has been accentuated by the , rapid growth of the city (46.4% for the past ten year period). That this has been taken care of.to a considerable extent is evidenced by report of the Iowa Housing Commission that of the 1,582 dwellings erected in the fourteen cities of the first class (15,000, or over) in Iowa for the fiscal year ending June 30, 1920, 929 or almost two thirds were built in Des Moines. 600 dwellings in addition to duplex and apartments were built during the city's last fiscal year ending April 1st, 1921. The present outlook for construction is very promising.

The population of Des Moines according to the 1920 Federal Census was, 126,468. The Newspaper Feature Bureau placed the 1921 population at 131,527. R. L. Polk & Co. in their latest City Directory estimates the actual population, including several small neighboring incorporations served by the street railway and other utilities and dependent upon the city for support, at more than 140,000. Those actually living within the confines of the city in 1920 divide themselves into 30,157 families. ! Ac- cording to Federal Census figures Des Moines leads the nation in per- centage of home owning citizens- 51.1%.

. The cost of living varies from month to month and is very, difficult ascertainment. Home owning means gardens, poultry, etc., and it: would be safe to say that taken by and large, the cost of sustenance here

ELECTRIC POWER.

1 The Des Moines Electric Company, privately owned, furnishes ser- vice to some 25,000 meters and has a capacity of 25,000 kilowatts. They offer power as cheaply, and in many instances cheaper, than similar utilities in cities making big capital of their cheap power schedules. This is due largely to an abundance of steam coal mined in and around the city, and hydro-electric power generated from the Des Moines River. Iowa's bituminous coal output has approached nine million tons, in a single year, the state being eighth in the nation in production of this commodity. Heat properties represented in British Thermal Unit range as high as 15,251; Calories, 8,473. More than three thousand miners alone are employed in what may be termed the industrial district of Des Moines, many mines being within the city limits. Power schedules in wholesale quantities are based on either Connected Capacity, Actual Demand or Guaranteed Monthly Consumption. The company will gladly quote specifically when requirements are outlined either in person or . in writing. Reduced rates for off peak use are written under all forms of contracts. The current is A. C. 60 cycle. Residence lighting charges are 6.6c per kilowatt hour for all current used.
