The United States Rectangular Survey may be bautly stated as follows: First, a north and south hue is ron through the tract determined upon to be surveyed. This fine begins at some promument of easily distinguished point. and is designated as a "Principal Meridian." Then a line running east and west, at right angles with the first line. is run through the tract, callul the "Base Line "

The first Principal Meridian west of Washington is the Past boundary of Indiana. The second, running north from the month of the Little Blue River, is the main Meralan at our state survey. This Meridian and the B se Line for Indiana inter-vet in Orange county. These lines are run with a "Sular Compass." avoiding the erture of a magurtic needle.

Liars are then run north and south parallel to the Principal Meridian. and six miles apart. which divide the territory into long north and south strije ralled Ranges, which are numbered in their order 1. 2. ctr . East of the Meridian also the same West of it. In Indiana there are In Ranges East and 15 West. Across these are run lines six miles apart. parallel to the Base Line, cutting the territory auto long east and west stres called Towns, and these are numbered North and South from the Base Line In Indiana there are 2> Towns north und . santh

By this "cross-lining ' the territory is divided into squares, six miles on a side. Each of these squares is a Congressional Township. Such -Town- ships" sometimes, but often do not correspond to the Civil Townslupe which are known by paulir names The only designation of Congres sional townships is that Range and Town numbers. The system is illustrated by the following shagen of a few sections.

In paar tire the surveyors dul not run the Range and Town Lines their whode length. cust noonly. The magnetic nord + pants rest of north in Indians and its variation from North reutumalis changes. In the more recent government surveys in the west, there is no "jou" left, the surveyor being required to close his lines at the section corners on the north and west lines of each Township The sertinh surveyor establishes no quarter or halt mile posts on the north low of any of the sections of the north and west side of the township. Each tier of ser- tions in the Tuwaslup is run off in this manner, except the last two, which arr run off together

SYSTEM OF AMERICAN SURVEY

it will be seen from this that if a section is perfectly square and ron- tama the canet mundo c of aeres, that this method would sale-hvide it mita tracts of equal at is, but it hardly ever onis that a seller. i with always cevar- that the soha! visions will differ more ar he in gmaunity But the government has established this is the only method do when the subdivisions shall be noude, umking the right corner, espildished on the exterior lines of each section "the corner." however icurrent the mis iu

In order that no one purchasing Innds trom the government mas sutler mjustice in exjan ting to get the me tunt number of neres intended to be mn each sub division, the government sellsall of its hands on the condition that each one of these sub divisions contains so many nep s. "by the ville more or less." According to the government survey. And this rule follows the future transfer of the bands, where they are sold and descriland "Government Descriptions," whether the words "more or less" are men- tioned in the deed of conveyance or not. The method of description under this system is ewet, and smopy when onee understand The Town- ship is described as previously stated In the manders of it- Town and Range. The Sections are numbered from ) in the northeist corner to 6 in the northwest corner. then the next tow below that from left to right, and so back and forth to 36 in the southeast corner.

The sub divisions of the section in the following diagram. As it is divided into the "Government Descriptions," are ruch described m brief on the dingrum. The one marked X we will dosertbe mn full as a snmpde of all: "The uurthe half of the northenst quarter of sectum 36, township 36 north, range 11 enst of the Second Principal Meridian."

The ne } and nw } of each section lying on the north side of the town- ship are described us the frnetional ne for the fractional nw }. and the sw t and the uw fof enchi section lying on the west side of the township are described as the Fractional nw or Fractional ww } of such sections.

If any of the fractional quarters on the north sale of a township are divided into halves hy an east and west line, the sith half is made it rods wide and the north half takes the excess or deficiency and is described as the fractional n + If they are divided by a line runing north and south each half is described as either the e for the w } of the fractional ne } or aw 1.

Of the fractional quarters on the west side of the township the descrip- tions would be the reverse, as they are divided by a north mil south or an east and west line. When a section contains a lake which was meandered out in the original survey. the Fractional pieces in each quarter sections were numbered as lots, and sold by the government as Int No. - in - quarter, sec. - , tp. -- N. R. - E

Land inny also be described by "Metes and Bounds," that is, the actual beginning of the lines and actual measurements being given. This: " A parcel or tract of land lying in the southeast quarter of Bec 15. Twp. 36 North, Range S East. commencing at a point ten chains past of the sonthwest corner of the sontherst quarter of smid Sec. 35. mmung thence east ten chains, thence north twenty chains, thence west ten chums, thence sonth twenty chains to the place of beginning, contuming twenty arres."

A tract running the whole length of any side of a square or rectangn- lar piece of land, as a Quarter-sertion, Half-quarter or (Juart-r-quarter. can be definitely described as so many acres off of the E -ule. or W side, or N side, or S Side, whichever side it may be. But if the tract does not run the whole length of a side, that style of description would be wrong. There is one very common error in the description of land. and that ia this: Many notaries public, attorneys and justices of the pware, where there may be an eighty acre tract or any of the other government snb. divisions to be divided among different parties, who are nuwilling to have each of their different interests anrveyed before their deeds are made.

onturally fix this in their minds, tout if it is a f nere traet it must be =0) acres that it is har rods square, which in our government subdivisions hardly ever evartly orent Som during the government muhalivisions as if they were svart in measurement on each side. the different parts will overlap euch other as they are described, or leave a surplus Hot con. vayed to any one of the parties. Real estate should he mos conveyed that there could be no question as to its metes nul bounds when it is surveyed
