REAL ESTATE VALUATIONS PROCEDURE OF REVALUATION PROGRAM


Land


The accompanying rate base is a guide to determining value. Special cases are treated as they arise through the use of percentage increases or de- creases on the value of the plot as arrived at by use of the schedule.


Dwellings


All dwellings are computed at a base price of $0.60 per cubic foot for fin- ished area and basement. From this base price is subtracted the percentage depreciation figure from the accompanying schedule.


Procedure for cubing a home:


1. Basement - Full cellar is computed at 7 ft. high times the area. Partial cellar is computed at actual area as measured on outside of building; and if height is not full, it is estimated at anywhere from 2 to 7 ft.


2. First story - area times 8 ft. high.


3. Second story - actual area times 8 ft.


4. Third story - actual area times 8 ft.


If a story is not full the pitch determines the height to be anywhere from 2 to 7 ft.


Open porches are not included in survey. Finished closed in porches are included at same price as actual building.


Special features on any dwelling such as expensively constructed open porches, finished basement playrooms and dwellings which are so expensively constructed as to fall outside the $0.60 cu. ft. figure shall be treated as they arise.


Outbuildings


Garages, barns, sheds and henneries shall be treated according to the ac- companying price schedule.


Mercantile Property


Mercantile Property shall be treated according to accompanying price schedule and depreciation schedule for this type of property.


Repair Shops, Garages and Gas Stations


These shall be treated according to accompanying price schedule for this type building. Depreciation schedule is the same as is used for Mercantile Buildings.


Warehouses and Large Industrial Garages and Shops


These special case buildings shall be figured at anywhere from $0.25 per foot to $2.00 per foot depending on type of construction and general condition. The relationship of this square foot price should correspond closely to the price of similarly constructed buildings in this class.
