Provided nevertheless that if I or my executors, administrators or assigns, shall pay unto the vendee or his executors administrators, or assigns, the sum of Inventy three hundred and seventy five dollars on demand with interest at the rate of six per cent per annum payable Semmi annually as per note signed by me of even date and until such payment shall keep the said goods and chattles insured against five in a sur not less than twenty five hundred dollars for the benefit of the vendee. and his executors, administrators and assigns. in such forme and in such Insurance Companies as they shall approve, Shall not waste or destroy the said goods and chattles or suffer them or any part to be attached on mesure process, and shall not except with the consent in writing of the sender or his repre. -sentatives atterupt to sell or to remove from the said premises the same or any part thereof and the said werther agrees to replace all goods and chattles that are rendered useless by breakage or ware which shall be the same as the original under this indenture and in no way considered other mise, then this deed as also the aforesaid not shall be void.
(But upon any default in the performance or observ- ance of the fore going conditions the vender or his executors, administrators or assigned, may sell the said goods and chattles at public auction first giving thirty clays notice in writing of the time

and place of sale to me or my representatives or Jeublishing euch notice once a week for three succes the weeks in some one news paper published i said County of Horcester. and out of the money arising From such sale the vender or five representatives shall be entitled to retain all sums then secured by this mortgage whether then or thereafter payable including all costs charges and expenses incurred or sustained by him or them in relation to the said property, or to discharge any chaines ou liens of third person's affecting the same. rendering the surplus if any to me or my executors, administrator or assigns, and it is agreed that the vender or his executors, administrators, or assigns, or any person or persons in their behalf, may purchase at any sale made as aforesaid, and that until default in the performance or observance of the con - ditions of this deed I and my executors, adminis- trators and assigns may retain possession of the within mortgaged property and may use and enjoy the same, but after such default, the vender or those claiming under him may take immediate possession of said property, and for that purpose may, so far and can give authority therefor, enter upon any premises on which said property or any part thereof may be situated and remove the same therefrom.
