No town upon either side of the Bay has shown so marked and material a progress during the past year as Alameda, while its population shows an increase over former estimates -the census enumeration showing a total of 5,194. Besides the important manufacturing interests which have centered here, and which have given the town an impetus in an in- dustrial way, private enterprise has sought very many channels through which to beautify and make attractive this Newport of the Pacific. In point of attractiveness of loca- tion, pleasant and healthful surroundings, educational facili- ties and choice of competing lines of travel to and from the metropolis, Alameda is abundantly favored. The Central Pacific Railroad runs through the northern portion of the town, and the South Pacific Railroad (narrow gauge) through the southern portion, bringing residence lots within a few minutes walk of a railroad station, and placing Alameda in half-hourly communication with San Francisco. A feature which has brought this charming town into prominence as a place of permanent residence and summer resort is the maintenance of the numerous bathing establishments which form an almost continuous chain upon the available part of the Alameda beach and are fitted up with every attention to comfort and safety, while in the way of luxurious surround- ings and appointments the Alameda baths, collectively, are far superior to many of the noted watering places of the East. In the near future-within a month, as the present arrange- ments contemplate-the town will be supplied by water from the mains of the Alameda Artesian Water Company, whose works are now nearly completed. The plan contemplates a supply 900,000 gallons per day, with a pressure, when re- quired, sufficient to force water over the highest buildings without the aid of engines.

Improvements and Real Estate.


During the past year a ten thousand dollar school-house has been built, and all of the school-houses have been altered or repaired, with the result of more than doubling the school accommodations. Besides the educational facilities ex- tended by these, there are several well-conducted private schools and academies which are liberally maintained. Dur- ing the same period over two hundred new dwelling-houses have been built, and the proportion of fine residences, cost- ing from $4,000 upwards, is a marked feature of the season. Among the improvements now under way are several hand- some residences, and a substantial building on the corner of Central avenue and Park street, designed as the tank build- ing and offices of the Artesian Water Co. From the inac- tivity of the real estate market and the general depreciation of real estate values throughout the State during the past two years, Alameda has been notably exempt, the sales as reported by " Mix's Transcript of Records" numbering 460, while lots are now selling in the most rapidly improving localities at an advance of $50 to $100 upon the prices of 1878. In the way of street improvements may be mentioned the macadamizing of Park street, and the grading and gravel- ing of Encinal, Santa Clara and Webb avenues, while the most important streets, including Park, Oak, Walnut, Union, Lafayette and Webster, have been substantially sewered.


Manufactories.


The most notable additions to the manufacturing interests of Alameda during the past year have been the establishing of the refinery works of the Pacific Oil Oompany, dealing with petroleum and its products, and employing a large capital in the business, and the construction of the Royal Soap Work on the shore line between the narrow gauge landing and the Alameda wharf. Each of these enterprises gives employment to a large number of persons and calls for heavy investments of capital. The former concern is the only oil refinery on the Coast, and is intended to be one of the

most complete in the United States and will handle all of the crude oils now produced in the State, while its opera- tion will stimulate prospecting and further developments in the oil region. The buildings cover nearly ten acres of ground, and are supplied with machinery and appliances of the most approved pattern. The company depends for its supply of crude oils principally upon the wells of the Santa Cruz, Santa Clara and Ventura districts, which are now yielding a considerable supply and where new wells are being sunk.


From this brief review it will be seen that the growth of the town the past year has been of a healthful and satisfac- tory kind, while the present outlook gives encouragement of increased improvements and unchecked prosperity.
