Since the organization of this company great public improvements have been inaugurated in Sioux city, among which are the following :-
A large Railroad and Travel Bridge across the Missouri River, uniting the States of Nebraska and Iowa at Sioux City, and the East and West by the great trunk lines which will cross the Missouri River at this point on their way from the Pacific to the Atlantic coast.
A Terminal Company has been organized in the interest of Sioux City which will afford Passenger and Freight accommodations for the thirteen Railroads now en- tering the City and others which may make connections in the future. The large Union Depot now being built will cost about $250,000 and will cover about 13 acres.
The United States has selected a lot of land 150 feet square on which will be erected the coming spring a Post Office, Treasury and United States Court Build- ing; $250.000 having been already appropriated by Congress for this purpose.
The Real Estate of this Company is so located that it derives the full benefit of these developments,
The Wholesale Business of the City has nearly doubled in volume. The Manu- facturing and Packing Industries amounted to fifty-five million dollars the last year and are steadily increasing.
INCREASE IN VALUE OF COMPANY'S PROPERTY.
Under these conditions the Real Estate held by the Northern Investment Company has necessarily increased in value.
l'he increase has been, by a very conservative estimate, $200,000 above the first cost to the Company. Surplus, $78,972,73.
EXTRA DIVIDENDS and REASONS THEREFOR.
This has been made apparent by appraisals given by local experts, and is con- firmed by the fact that adjacent corners have recently been purchased by Sioux City bankers at prices sixty per cent. higher than those paid by this Company.
In view of this gain in the Company's assets, an extra serip dividend to all Stockholders whose names are on the books May 9, 1892, was made, of $2.00 per share.
All the Real Estate of the Company is increasing in value over 10 per cent. per annum at the present time.
The Company pays dividends at the rate of 65 per cent. per annum, by coupons payable quarterly at Trader's National Bank, Boston, and collectible through any National Bank in the country.
