From a survey of the town made in 1830, (by Wm. E. Grout), the total number of acres was calculated to be 9,900; length of roads, 38 1-2 miles, with an estimated average width of 3 rods, making 231 acres in roads.
Length of the river as a boundary line between Wayland and Sudbury, the north section commencing at the centre of the stream against "Bound Rock," at the angle made by the towns of Wayland, Sudbury, Concord and Lincoln, and following its course to a stone monument upon the westerly side of the river, in Sedge meadow, 1,325 rods; south section, from a stone monument near the residence of Marshall Eaton, on the north side of the river, to a point near Stone's Bridge, 232 rods. Total, 1,557 rods.
Between Framingham and Wayland, from near Stone's Bridge to near the mouth of Poole brook, 294 rods. Total length as boundary, 5 miles 251 rods.
Length of the river in the town not as boundary, 4 miles 231 rods. Total length, 10 miles 162 rods.

Comparative Valuation of Real Estate,
AND AVERAGE, TAXABLE AND OTHERWISE, FOR EACH DECADE, SINCE THE INCORPORA- TION OF THE TOWN, APRIL 10, 1780.
Contrary to the impression that has obtained, that the first gen- eral valuation was ordered by the Legislature in 1830, an examin- ation of the Laws and the Assessors' records shows that a valua- tion was ordered and taken in the years 1781, 1791, 1801, 1811, 1821, 1831, 1840, 1850 and 1860. The request has been made in stating the valuation and average for each decade, to give the Assessors' names also.
VALUATION OF REAL ESTATE IN 1780.
It does not appear from the mutilated condition of the records, that a valuation was taken, and as the new constitution was adopted this year, and the laws under the same making provision for a valuation the next year, probably the taxes were assessed upon the old basis made before the division of the town.

From a survey made in 1795, by Matthias Mossman, (a copy of which, with that of 1830, is filed in the Secretary of the State's office, the duplicates of which have been missing from the town for twenty-five years, so that there is no map of the town in town to which any of its officers, tax payer or voter, ean refer to,) the following is taken :-

As the last Legislature fixed the basis for the State and County Tax (see Laws and Resolves of 1872, chap. 259) to continue until 1882, unless otherwise altered, the rate of apportionment of either of said taxes cannot be changed by the present valuation until the expiration of that time. The rate for Wayland, for her proportion of the State Tax, is fifty-five cents on every thousand dollars of the State Tax. The rate for the County Tax is $3.35 on every thousand dollars.
