NOTWITHSTANDING the general depression of business here, as elsewhere throughout the country, our city, both in population and business, holds her own, right valiantly. The increase in population has been a trifle more the last year than for the year previous, and keeps up well in com- parison with the average of increase for the last decade of years. We count in our Directory, to-day, 10,752 names of citizens and firms, against 10,083 last year, and we copy here the record of the years since 1859-60, since which time the Directory has been an unbroken yearly publica- tion, and under its present management :- 1859-60, 3,971; 1860-61, 4,481; 1861-62, 4,607; 1862-63, 5,771 ; 1863-64, 6,181 ; 1864-65, 6,924 ; 1865-66, 6,558; 1866-67, 6,652; 1867-68, 7,509; 1868-69, 7,495; 1869-70, 7,635; 1870-71, 8,386 ; 1871-72, 8,716 ; 1872-73, 9,395; 1873-74, 10,083 ; 1874-75, 10,752, showing an increase each year over the preceding one, excepting the years of 1865-66 and 1866- 67, when the number dropped off a few hundred, but 1867-68 more than made up for the deficiencies of those years, and since 1868 the growth has been very steady and promising. Rating at 3 1-2 persons to a name, which is the generally accepted basis for enumeration, and we have 37,626 as the present population of our city, and at three to a name-the lowest figure made by any Directory pub- lishers-we have 32,250. This last is certainly a safe and

an under rather than an overestimate, and should the hoped-for revival of business have early realization, the centennial year of our country will find Springfield shel- tering 40,000 people, with room around the edges for 40,000 more.


Building is not as brisk the present season, as in former years, but is by no means at a stand-still. A goodly num- ber of houses are going up on the residence streets, and in the suburbs of the city, and the business streets are also having valuable acquisitions in the way of blocks and stores, and in the fulfillment of the present hopeful out- look as to business in the near future, we shall doubtless add largely to this latter class of buildings. Real estate, as in all other cities, is not as lively an article as it has been for a number of years, but holds its own remarkably well, and will. doubtless protect itself, and maintain present prices, and in exceptional cases, perhaps, find an advance. But the maintenance of present prices is probably all that can reasonably be counted on.


Taken as a whole, the publishers of the City Directory, in the issue for 1874-75, feel that they have occasion to congratulate the people of Springfield upon her growth and general prosperity, and upon the promising out-look for the future.
