IN PRESENTING our 1909 Volume of the Charlotte Directory to our


patrons, it is again our pleasure to state that CHARLOTTE continues its growth; in fact, so substantial that we again call attention to to the prophecy that CHARLOTTE will have a population of 100,000 in 1916.


The present volume contains 13,860 names, which in this community indi- cates a population of 45,455 divided thus: Whites, 29,955; Colored, 15 500; an increase of about 10% within the year, which is at least a remarkable show- ing, even for energetic Charlotte.


In our work of preparation evidences of the past years' growth was apparent on all sides; over $1,000.000 was invested in Charlotte during the past year. Besides a large increase in the number of residences there has been built a twelve-story office building, a handsome Y. M. C. A. with sleeping room accommodation for one hundred young men, a new hotel, a first-class Sanitorium, three new churches, two blocks of store buildings, and in some cases additions to factories. The Southern Railway has about completed an enlargement of the freight yards at a cost of nearly one-half million of dollars.


Twenty-eight blocks of bitulithic pavement have been laid, costing over $100,000, and over $40,000 spent in water and sewer main entensions. Three- fourths of a mile of Tarvia pavement was also laid during the year. The number of telephones in use increased in the past year from 2,345 to 2,675. The in- creasing postal receipts now reach $120.000.


About 200 miles of graded macadamized road now accommodates the beautiful agricultural country around Charlotte.


The scarcity of vacant houses to rent was never more apparent than now. The recent financial depression seems not to have been felt in Charlotte, and building and improvements have gone steadily on.


The banks of Charlotte gave evidence of their struggle and superior management by issuing no serip during the panic, there being but three other cities in the South which did not resort to this extremity.


The banking assets have reached a total of nearly $10,000,000.


Four building and loan associations, with authorized capital of $8 000.000, makes Charlotte the first building and loan city in the South, and of the entire country considered proportionately with the population.


The street railway has extended its lines so that now the city is supplied by twenty-five miles of track, and operates twenty-five cars continuously.


The various industrial plants number in all 135. There are about 12,000 wage earners in Charlotte, to whom is paid in salaries. $3.000,000 annually.


Cotton provides most of the raw material, and a large part of the indus- trial life; and Charlotte is the recognized centre of Southern Cotton Mill industry. Seventy-five per cent. of the cotton mills of the South are within 100 miles of Charlotte, and include 370 cotton mills operating 4,765,000 spin- dles 111.300 looms, and represent a capital of over $140,000,000.


Within sixty miles of Charlotte exists water power which will develop 1,000,000 electrical horse power. An immense volume of this is already turn- ing hundreds of wheels in the Piedmont section.

One hundred trained nurses live in Charlotte, most of whom are in the hospitals which are patronized by patients from all over the State, desiring first-class medical attention.


A well governed city, well drained, lighted and paved; supplied with plenty of good water, fine system of sewers, attractive public buildings, three daily newspapers, three colleges, three preparatory schools, sixteen graded school buildings, two libraries, five hospitals, fine, new theatre. auditorium building, with seating capacity of 4.500, new $125.000 Y. M. C. A. Building, the best police and fire protection. The normal tone of the community is high, there being over sixty churches, which are well filled on the Sabbath day, make Charlotte a city of exceptional advantages. both to the home seeker as well as the investor.


In closing we beg to call attention to the matter of support that should be given to the Directory that represents your city, based on the fact whether or not it is deserving. If, in your opinion your Directory service is all that could be asked, you should give it the encouragement that good service deserves. for a Directory is as absolutely necessary to a community as any other public utility. and every business that can afford it should be represented in its advertising department, for there is not an intelligent business man in a city but what will admit that a Directory well patronized in the way of advertis- ing is a good investment for a city in exhibiting its resources, as well as ex- płoiting the individual business


In this event the price of a Directory can be kept at a reasonable figure, and in no other way for the cost of production in a growing community is much greater than the increase is subscriptions, and were it not for the advertisers it would not be possible to place such a Directory as this in the hands of sub- scribers for less than double its present subscription price.


It is our purpose to continue the improvement of our service, wherever possible, making each successive issue an improvement over its predecessor, and on these grounds, and based on the service that we have been rendering for some years past, we ask that you consider us when making your advertis- ing appropriations for next year, believing as we do that the Charlotte Directory service is second to none in this country, and warrants your support.


Charlotte is the logical commercial centre of the two Carolinas and is a distributing point for both.

The population of the United States increased by fifty per cent.


The aggregate wealth of the county more than doubled, from $42,000 000,- 000, to $94,000,000,000.


The wealth per capita increased fifty per cent., from $850, to $1,236.


The public debt decreased nearly one-half, from $1,919,000,000. to $1,107,- 000,000.


The debt per capita has dropped from $38.27 to $14.52.


The number of depositors in savings banks increased from 2,235,000 to 6,108,000.


The value of farms and farm property increased from $12,000,000,000 to $20,500 000,000.


The value of the yearly products of farms increased from $2,212,000,000 to $3,764,000,000.


The number of manufacturing establishments in the United States doubled, from 253,000 to 513,000, and the value of the output of these establishments has increased from $5,369,000.000 to more than $13,000,000,000.


The wages of those employed in these establishments have increased from $948,000,000 to $2,735,000,000.


Tonnage of American-built vessels has more than doubled; tonnage engaged in foreign trade has diminished forty per cent .; tonnage engaged in domestic trade increased sixty per cent.


The number of post-offices in the United States increased from 44,000 to 77,000.

BUSINESS LAWS.


Principals are responsible for the acts of their agents.


Contracts made on Sunday cannot be enforced. Written contracts concern- ing land must be under seal.


Notes do not bear interest unless it is so stated.


If a note is lost or stolen, the maker is not released if the consideration and amount can be proved.


Demand notes are payable when presented, without grace, and bear legal interest after a demand, if not so written.


An endorser on a demand note can be held only for a limited time, variable in different states.


To be negotiable a note must either be made payable to bearer or be prop- erly endorsed by the person to whose order it is made.


If the endorser desires to avoid responsibility, he can endorse "without re- course. "


Notes becoming due on Sunday or a legal holiday are, as a rule, payable on the day following.


A note made by a minor is void in some States and is voidable on judicial be dated back.


If a note is altered in any way by the holder it becomes void.

A contract with a minor or a lunatic is void.


If a note is not paid when due, the endorsers, if any, should be legally notified to be holden.


A note obtained by fraud or given by an intoxicated person cannot be collected. It is a fraud to conceal a fraud.
