INTRODUCTORY.
POPULATION 103,025.
In presenting to our patrons and the public our annual visitor, the Portland City Directory for 1900-1901, we heartily congratulate the people of our proud city on the evidences of the growth and pros- perity of Portland.
This is the thirty-eighth year in which the Directory of this city has regularly appeared, and the sixteenth issued by us.
POPULATION.
We have this year 41,210 names in our alphabetical list. Multiply- ing by 21/2, the number we have always used to allow for women and children, we estimate that the population of Portland is 103,025. It is true that this is more than the 1900 United States census, which gives Portland a population of 90,426. We expected this discrepancy and predicted it in our introductory last year, giving at that time the reasons for it. However, we emphatically stand by our estimate and believe it to be correct, for the following reasons:
First-The Portland Directory takes in all adjacent suburbs, such as St. Johns, Mount Tabor, Willsburg, Milwaukie and other addi- tions, which, not being within the legal boundaries of the city, could not be counted as in Portiand by the United States census, but are none the less people of Portland in all proper estimate of population.
Second-As the result of long years of experience, our method of taking names is more thorough than the census, which occurs only once in ten years, and must be pushed through hurriedly within a prescribed time. On the other hand, our men are trained year by year, and know how to hunt for people in unexpected locations, tak- ing ample time to make their canvass thorough.
Third-Our compilers have been over the Portland names annu- ally for ten years and more. With a keen scent for any possible "outs," they intuitively catch the omitted names while the canvass is on.
· Fourth-We carefully check up by the directories of previous years, and send out special dispatches for missing names through the entire compiling.
3
38
R. L. POLK & CO'S PORTLAND CITY DIRECTORY.
Fifth-Our multiplier, 21/2, is conservatively low. Chicago has used 412, many cities use 3, and many more 2%. We have always belleved ours to be correct, and find it agrees with school census and other estimates.
Sixth-We have found that the vacant houses have been more rapidly filling up in the latter part of this year's Directory work. So that we actually have a greater population than in June, when the"" government census was taken. It may be added that the public schools, just opening for the fall term, show a very large increase of pupils over any previous year.
So it is absolutely safe to insist upon it that Portland has a population of over 100,000.
MATERIAL GROWTH.
Along with the growth of the city in people comes the resultant increase in business and material wealth. Aii manufacturing, com- merciai and trade activities feel the puisation of healthfui iife- blood. Ships are bearing to all parts of the world the products of our state, and our commerce, especially with the Asiatic conti- nent and islands, is on the rapid increase. In the city new business enterprises are opening up, while long-established houses are erect- ing substantial edifices to provide for their largely augmented trade. The street-car system, aiready the best of any city in the coun- try, is pushing out into growing suburbs, and new residences are go- ing up everywhere, giving the aspect of most prosperous times.
MANUFACTURING.
Among the evidences of the advantage of Portiand as a manu- facturIng center is the fact that prominent enterprises in other io- cations are moving here. It is in point to mention the Doernbecher Manufacturing Company, established at East Twenty-eighth street, at the O. R. & N. Railroad crossing. This is a large furniture fac- tory, with substantial buildings and all the best approved modern appliances for the production of most excellent goods from our own ample forests. The whole system was erected during the past year, and will turn out $250,000 worth of furniture In this its Initial year. It now employs over 250 men, adding that many to the much-desired "dinner-pail brigade" of the city. Mr. F. S. Doernbecher Is entitled to the gratitude of the city for the admirable carrying out of his piedges in response to the subsidy made up by enterprising citizens to induce him to remove his works here and to greatly enlarge his piant.
A SMALLER VOLUME, BUT LARGER BOOK.
It will be observed that we have made a decided improvement In this book. Our binders complained that the paper we have been using rendered their work difficult to execute satisfactorily. There were reasons for the complaint that the book was poorly bound iast year. At greatly augmented expense we have put In a much bet- ter paper this year. It is actually heavier in weight, but being much closer calendered, makes a thinner book. But it need not be supposed that there is diminution in size. The fact is, this book actually con- talns forty-eight pages more than last year, and is the largest book in point of names and pages of any City Directory ever published in Portland. This has already been shown in our statement of popu- . lation. The improvement makes a very neat, handy volume for one so much used as this.
With thanks for the help and patronage of our friends, we premon ise hereafter, as heretofore, to publish annually the Portland City Directory with such improvements as circumstances may suggest.

STREET AND AVENUE GUIDE.
1900.
EXPLANATIONS.
Names of streets and avenues (except the numerical streets) are in aipha- betical order.
Numericai streets, such as 1st, 2d, etc., are at the end of alphabeticai list, in numerical order. East 1st, East 2d, etc., foiiow "East" in alphabetical iist in numerical order.
The subjoined names of intersecting streets, with the numbers that occur at each intersection, foiiow in the order in which they cross. If, for instance, you wish to find 411 Alder street, by reference to this Guide you will see that Aider intersects with Tenth at 395, and Eleventh at 415. The piace you seek is be- tween those streets.
To save repetition of names and numbers of intersecting streets, where they are the same, we give fuii list to oniy one of such streets. For instance: Front, 1st, 2d, 3d and 4th streets are exactly alike as to numbers. We give full list of street crossings and numbers to Front, and refer the others to it.
Where even numbers appear it shows that the street enters oniy on the even side and does not cross. Two numbers are inserted where there is a break in the line-streets entering each way not being opposite-thus making odd and even numbers out of the usual order.
By city ordinance there is a number for every 25 feet front. This makes 20 numbers to an ordinary biock-2 numbers on each side being allowed for the street.
The numbers on the west and north sides of the streets are odd, and on the opposite sides are even. The initial points are at Ankeny st., the Couch line, and Washington st. The east and west initial points are at the Willamette river and Patton Avenue.
The distinction as to numbers north of Ankeny line is made by adding the word "North."
To aid in locating streets we have divided the city as follows, indicating loca- tion by abbreviations in parenthesis after each street name:
WEST SIDE. (N. W.) Aii north of Ankeny. (W.) Between Ankeny and Lin- coln. (S. W.) South of Lincoln.
EAST SIDE. (N.) All north of Fremont. (N. E.) From Fremont to E. Ankeny. (E.) Between E. Ankeny and E. Lincoln. (S. E.) From E. Lincoin south.
