With increased pride in their work, and with grateful thanks to the generous peo- ple of the city, R. L. Polk & Co. present; the third annual volume ( the Des Moines City Directory to the public, believing that it will be found to be the best publication' of its kind ever put forth here ++ full, com- plete and up to date. Dfrectory making, like' every other business, is constantly improving; and the publishers of this work have not lost sight of that fact, but have taken advantage of every: appliance. and every facility that abundant capital could bring to bear to place the Des Moines City Directory alongside those published in larger and more pretentions places. That they have succeeded, they believe; and that the business men, of the city have in a large measure made this result possible by their generous support, is acknowledged by them with hearty thanks.


Outlook for Next Year.


The outlook for this city next year is very promising! The hare times and tur- bulent occurrences that have so sorely tried the whole country during the past season, have touched Des Moines more lightly, perhaps, than any other city in the west. This is due in large meamire to the fact that Des Moines business has always been conducted on a conservative and safe basis, without any of the "wildcat' or specula- tive tendency that has disgraced so many cities and weakened their ifinancial credit and stability. That this " ill continue to be the case in future is warranted by the personnel of the business men of Des Moines.


Increase in Population.


"Nothing succeeds liker success." This is as true as regards the population of a city as anything else. The history of Des Moines has been written so often that we, will attempt to go into but the barest de- tails, as the table we publish herewith tells


more eloquently than words the glory and power of our city. ; Des Moines was for a long time an Indian trading point, being first occupied by the United States as a military post on May 9, 1843 .; The location of the state capitol here in 1856 gave Des Moines its first great impetus in growth, and from that time forward it has pros- pered and grown great. The following ta- ble shows that during the past year it has maintained its past record, the increase, in view of .the great depression, being partic- ularly gratifying:

Business and Improvements.


The present year, with its strikes, panics, drouth and depression, has miltated much against business throughout the country. In this city, however, while these various causes have had their effect, business has gone forward much as usual. There have been no heavy failures and building has been very heavy. Among the large im- provements this year, 'either completed or in construction, may be mentioned the new Redhead building at Fourth and Lo- cust; the L. Harbach warehouse at Sixth and Vine; the Galley block at Tenth and Center; the Van Ginkel block at Fourth and Locust; the White Line Transfer Co.'s storage warehouse; the Odd Fellows' build- ing at Seventh and Locust; the First Bap-

tist Church at Eighth and High; Tone Bros building on Court avenue, near First; the Robinson building at Eighth and Walnut, and many others that cannot now be re- called.


The real estate market has been quite ac- tive, prices having kept up to a good figure, and the fact that Des Moines property is a good thing to invest in has again been proved by the strain of hard times.


In conclusion, the publishers of this volume desire to again place themselves on record as having abundant faith in the city and its future, and to say that the public may rely upon them to keep the Des -- Moines City Directory at the head of such. works in points of accuracy and metropol- itan appearance.

After arrival of fast trains over trunk lines from the East, this new train leaves Chicago daily at 10:25 A. M., thus avoiding all tedious delays in Chicago depots, and is only one night out to Denver, Colorado Springs and Pueblo, arriving at these important foot-hill cities next afternoon, in advance of all competitors.


Our "Big 5" leaves Chicago daily at 10 P. M., is only one day out, arriving at Denver the second morning at 7 o'clock. Has Dining Car Service.


Especial attention is called to our new time to Kansas City on our train No. 11, which leaves Chicago at 6 P. M. daily, arrives at Kansas City at 9 A. M. in time for all connections West, South and Southwest.

STREET AND AVENUE GUIDE.


EXPLANATION.


In arranging the "Street and Avenue Guide" for the City of Des Moines the follow- ing iplan has been adopted (and approved by the City Engineer): All streets on the west side of the Des Moines river have been designated by the name or number alone, abolishing the prefix of west, except in the case of numbered streets south of Vine; for example: Walnut, Vine, Grand ave., Locust. In the case of the numbered streets, all north of Vine are designated as 1st, 2d, 3d, 4th, etc., and south of Vine, w so Ist, w 80 2d, w so 3d, etc. Streets east of the Des Moines river which run through to the west side of and beyond the river are. designated as e Vine, e Court ave, e Walnut, e Locust, etc .¿ the numbered streets north of Vine as e 1st, e 2d, e 3d, e 4th, etc., and south of Vine as e so 1st, e so 2d, e so 3d, etc. Streets on either side of the Des Moines river which do not run through from west to East Des Moines are designated by their names without any prefix; for example: Maple, Buchanan, School, University ave., etc! If located south of the 'Coon river, the name of the street is followed by (S )) ;M); If north of the Des Moines river (Highland Park).


The following abbreviations are used: Ave for avenue, al for alley, bet for between, boul for boulevard, D Mifor Des Moines, h for north, rd for road, s for south, w for west, e for east, nw for northwest, sw for southwest, junc for junction, opp for opposite, dr for drive.
