Real estate was Pacifiall of sale from the time of the completion of the Pacific Railroad until the beginning in'year 1873. Prices and sales have both greatly improved since then-especially since Pages ber last. Business property has also greatly improved in price, especially on that por- Palm . The lot has a frontage on Montgomery of eighteen and one quarter feet Plum Pra

There is only some six Pusand nine hundred square feet in the lot ; the price paid was, therefore, at the rate of $43.50 square foot. Land on the best inside residence streets of the city, distant ten to twenty mutes' walk from the business center, is now worth $150 to $350 per front foot, $225 being ut the average. Homestead lots in locations suitable for people of limited means can still bought for $800 to $1,500 each, and are distant one and a half to two miles from the busi- s center of the city. The average value of each real estate sale made in the City and ¡inty of San Francisco in 1870 was $3,342; in 1871 it was $3,167 ; in 1872, $3,500, and in 13 coch sale had an average value of $3,951. The value of the real estate of the city and nty is now at least 810,000,000 more than it was at the close of 1872.
