On Monday, the second day of December 1940, at seven-forty-five o'clock in the evening, then and there to act on the following articles, namely :
ARTICLE 1. To hear and act upon the report of the Committee ap- pointed at the Special Town Meeting on June 18, 1940, to consider and report on a suitable location for a new fire station in East Braintree.
ARTICLE 2. To see if the Town will vote to purchase or take by eminent domain, two certain lots of land shown as Lots No. 1 and 2 on Plan No. 3057 on file in the Assessors' office, at the corner of Commercial and Hayward Streets, or any other location which the Town may select; and construct, equip, and furnish thereon a Fire Station; and raise and appropriate or transfer from available funds, a sum of money therefor, or take any other action relative thereto.
ARTICLE 3. To see if the Town will vote to rescind any or all action taken under Article 79 of the Warrant for the Annual Town Meeting of 1940, or take any other action relative thereto.

SPECIAL TOWN MEETING
Braintree, Mass., December 2, 1940.
The Special Town Meeting was called to order at 7:55 P.M. by Mod- erator Wm. F. Rogers. The Town Meeting Members were checked on entering-152 present.
ARTICLE 1.
Mr. Dudley P. Howland submitted the following report: REPORT OF FIRE STATION SITE COMMITTEE
In keeping with a motion made by Mr. Connell at the Special Town Meeting held June 18th, the Moderator ,during the latter part of August, appointed a committee of five to select a new and appropriate site on which the new Fire Station should be located, inasmuch as the Adams Street l'layground location was rejected.
The committee consisted of five members-three citizens from the East part of the town-Mrs. Harry M. Harmon, Mr. John J. Canavan, and Mr. Charles W. Laing; the other two members being Mr. Edward E. Palmer from North Braintree and D. P. Howland as chairman from the South part of the town.
Several meetings were held and although we had knowledge of a few available locations, the committee thought it well to hold a public hearing for the purpose of giving any interested citizens an opportunity to be heard on the subject, also to receive any additional proposals or information that might be forthcoming or perhaps helpful.

A notice was placed in Braintree and Quincy papers and a public hearing was held Wednesday evening-October 23rd at which time 35 citizens attended and the committee received some interesting informa- tion-including a new proposal. All of the locations mentioned and the written proposals submitted were carefully viewed and considered. The committee in making this important selection for recommendation to the town considered :-
1-The geographical location
2-Size of lot to properly accommodate the new building
3-Available approach
4-Physical properties
5-Offering price
6-Encumbrances
7-Cost of grading-fill and possible drainage
8-Present property value and anticipated future growth of area in which the new station would actually cover.
Of the several locations proposed it was very evident to the com- mittee that only two would be practical for such a purpose. Therefore, the two sites which were seriously considered for final selection were the Angell property located at the Southeast corner of Commercial and Hayward Streets, and the so-called Jordan property located at the corner of Allen and Commercial Streets. Both of these sites seemed to be sat- isfactory as to location and area, although the Angell property was pre- ferable as to approach, and its physical condition being high elevation and remote from possible floods. Furthermore, due to location it would have a tendency to serve better all property East of the railroad tracks in the North part of the town which was the intention of the original committee when the Adams Street playground was selected.
To the citizens who are not familiar with the Angell property, it is located about 500 yards from the Adams Street Playground in a north- erly direction on Commercial Street and abuts the Nelson Stone Cement Company. This site consists of two lots No. 1 and No. 2, the corner lot known as No. 1 contains 8880 square feet on which we hold a formal writ- ten quotation of $1500. Located on this lot at the present time is a two-car stucco cement garage which willbe removed at the present owner's ex- pense if the lot is purchased by the town. Lot No. 2 contains 5300 square feet on which a price of $600. was quoted making a total cost of $2100. for the two lots. Incidentally, the present assessed valuation for this property is $1800.
From information obtained through the Building Committee the di- mensions of the main station will be 62 feet wide by 40 feet deep with an extension in the rear of 18 feet and a 25-foot ramp in the front. The new building could be erected on the corner lot, but it would be rather congested and come too close to boundary lines, therefore it is for this reason that the adjoining lot was considered in order to permit a more advantageous position for the building and to allow for any future ex- pansion and landscaping.
Our committee also gave careful consideration to the Jordan prop- erty located at the corner of Allen and Commercial Streets. On a part of this property containing 15,015 square feet of land and old house, we received a quotation supported by letter of $6500. The present assessed valuation on this property is $7000. This piece of land is considerably below grade, and due to the fact that it is situated so close to the river that even with a shallow excavation it is safe to assume trouble would be experienced with water, especially during the flood seasons of the year. The old house now located on this property is not worth repairing and
