Charges for procuring tenants are to be made at the foregoing rates, unless there shall have been a previous agreement with the agent that he shall collect the rent.

WHEN AGENTS COLLECT THE RENT

8. It is understood that when the collection of rents on property is not left with the agent for the full term of such lease as he may make or renew, he shall be entitled to charge for any lease he may make or renew at the rates specified in Sections 1 and 2 of this Article, in addition to his charge for care and management of the property as provided in Section 9 of this Article.

9. For care and management of property, including leasing, collecting rents, paying taxes, a charge of not less than five (5) per cent shall be made on all collections. The minimum commission per month for collecting rentals shall be ($1.00) for the collections for any one building.
