present management of the company to pursue the most liberal policy consistent with wise and prudent business manage- ment. Drake University has just finished and occupied a large additional building, and Highland Park College has now near- ing completion a large four-story brick . structure which will be occupied by the science and art departments of this young giant among the educational institutions of the city. Taking it all in all, Des Moines has done very well in the matter of large improvements during the past year, and from present indications promises during the coming twelvemonth to eclipse its past record.
Residence and Investment Property.
No city in the West offers better oppor- tunities for the man of moderate means to secure a home of his own than does Des Moines. Lots may be procured at moder- ate cost and on easy terms, with residences built thereon to suit the fancy or inclina- tion of the purchaser. This is especially true in the suburban districts, and these lots are just as desirable, or even more so, for residence purposes, as those nearer town, as there one is away from the noise and bustle of business, and they are easily and quickly reached by the excellent street car service: Kingman Place, Oak, Lake and Highland Park, and others, on the west side of the Des Moines river; Capitol Park and the numerous plats on the east side; Clifton Heights and its adjacent sub- urban additions, on the south side, are growing and flourishing residence portions of the city. All these, except Clifton Heights, are reached by the street car lines, and are building up fast. There is every inducement for the workingman to acquire a home in this city, and the con- stantly increasing population and the fre- quent sales of property on the payment system evidence the fact that laboring peo: ple and others of limited means are being attracted to Des Moines and are availing themselves of the advantageous opportun- ities offered them to secure homes for themselves. !.
As an investment for speculation, Des Moines real estate is very desirable. Prop- erty has doubled and trebled in value in

the past few years, and those who had faith in the town and invested in real estate eight, ten, or twelve years ago have been richly repaid by the increased prices at which they were able to dispose of their holdings. The rapid growth the city is making! warrants the belief that values will increase at least a third within the next five years, and investments now. either for actual occupancy or for specu- lative purposes, is something that is safe and sure to be profitable.
In concluding this introductory sketch, we cannot refrain from, in a measure. repeating our words of last year concern- "ing the people of Des Moines. No city
contains a better class of citizens as a whole, none more generous, kindly, lib- eral, or progressive. In business they are sound, safe, conservative, yet alert; and in their homes, whether to the familiar guest or the passing stranger, none are more hospitable. The broad, well shaded streets and avenues, the pleasant homes that abound on every hand, and the musical hum of business are certain indications that the people of Des Moines are sober, industrious and home-loving, and the pub- lishers of this Directory congratulate them on the progress in wealth and prosperity they have made in the past, and join with them in their high hopes for the future.

STREET AND AVENUE GUIDE.
EXPLANATION.
In arranging t e " Guide to Streets and Avenues" for the City of Des Moines the following plan has been adopted (and approved by the City Engineer): All streets on the west side of the Des Moines river have been designated by the name or number alone, abolishing the prefix of west, except in the case of numbered streets,south of Vine; for example: Walnut, Vine, Grand av .. , Locust. In the case of the numbered streets, all north of Vine are designated as. 1st, 2d, 3d, 4th, etc., and south of Vine, w so 1st, w so Ed, w so 3d, etc. Streets east of the Des Moines river which run through to the west side of and beyond the river are designated as e Vine,, e Court ave, e Walnut, e Locust, etc .; the, numbered streets north of Vine: as e 1st, e 2d, e 3d, e 4th, etc., and south of Vine as e. so 1st, e so 2d, e so 3d, etc. Streets on either side of the Des Moines river which do not run through from west to East Des Moines are designated by their names without any prefix; for example: Maple, Buchanan, School, University ave, etc. If located south of the 'Coon River, the name of the street is followed by (South Des Moines); if north of the Des Moines river, as (Highland Park). The following abbre- viations are used: Ave for avenue, al for alley, bet for between, n for north, so for south, w for west, e for east, hw for northwest, sw for southwest, junc for junction, opp for opposite.
Following the description of each street or avenue, will be found the naines of inter secting streets, in the order of their intersection.
