Population; 28,000. The judicial seat of Dade county, is beautifully located on Biscayne Bay, at the mouth of the Miami river and on the F. E. C. Ry., 336 miles below Jacksonville.


Selected by Henry M. Flagler and his associates some twentyone years ago as the southern terminus of the Flor- ida East Coast Railway. Miami has grown to be a city of more than 28,000 souls showing, during a little over a decade of remarkable growth, an in- crease in population from 1,200 to 28,- 000, which speakes volumes for the wisdom of the city's founders. The selection of a location combining at- tractive features sufficient to draw so large a citizenship in so short a time also has attracted many of America's foremost financiers, empire builders, manufacturers, educators, politicians, authors, philanthrophists and sports- men. One phase of the rapid growth of Miami is shown by the fact that in


October, 1915, there were 21,060 people located here, and in October, 1916, 26,- 000. This increase has kept steadily on until there are now over 28,000 permanent residents in Miami to which are added each winter a fixed visiting population of between 40,000 and 50,- 000 with a total of 100,000 visitors dur- ing the season.


One of the most important features in the upbuilding of any city is the growth of its financial institutions. From one small bank in 1896 the mone- tary resources of Miami today are cen- tered in six fine institutions with a combined capital of $525,000 and de- posits of over $8,000,000.


The building record of Miami has fully kept up with the increase in pop- ulation and financial growth. During 1916 over $2,000,000 was spent for buildings and improvements. Miami has more reinforced concrete structures for its size than any other city in the world. The school buildings of Miami cost over one-half a million dollars.


With climate unexcelled anywhere on the mainland of the United States and located at the extreme end of the penin- sula of Florida, properly in the sub- tropical zone and coming under the beneficent influence of the Gulf Stream, Miami has a temperature unexcelled anywhere in this country, showing a record of an average mean temperature of 74.5, a maximum temperature of 96 degrees and an absolute minimum of 29 degrees, the latter being the highest of any place on the mainland of the United States. These figures were ob- tained from the government weather bureau office. The record of rainfall yearly, fairly evenly distributed is 65.50 inches.


Having an aggregation of most favor- able points in favor of locating winter homes here. Miami has drawn men of wealth and national, as well as in- ternational, reputation to her confines, where they have not only found pleas- ure and recreation but opportunity for judicious investment yielding handsome
